  RICS Homebuyer Reports

A standard form of report suitable for modern and uncomplicated houses, written in plain English and includes comments on the condition of the property, advice if specialist reports required, a summary of repairs, both urgent and significant, advice on legal issues and a valuation for both insurance and Market Value purposes.


  Building Surveys

A more detailed report involving an examination of all accessible parts of a property with recommendations on further investigations and the work required to be carried out to deal with any disrepair. This is particularly suitable for older properties, modern properties where extensions and alterations have been carried out or when there are proposals to renovate or alter the building.


  Valuations

Formal valuations are undertaken for re-mortgaging and loans, divorce, partner settlements, inheritance tax planning, capital gains tax, sales and acquisitions, including parts of gardens.


  Leasehold Reform Act

Valuations for lease extension and freehold enfranchisement, including multiple flats in blocks. Rutland Chartered Surveyors can negotiate on your behalf or act for you and representations can be made to the Leasehold Valuation Tribunal.


  Home Condition Reports

If the Reports are introduced in June 2007, or later, they will not be compulsory but we will be pleased to provide Reports for those people who wish to have them carried out.


  Expert Witness Reports

Clive Rutland is a member of the Academy of Experts and can provide Expert Reports for use of the High Court, County Court and Land Tribunal. Clive can give evidence in respect of Home Buyer Reports, Building Surveys, Valuations, Building Disputes and in the case of the Land Tribunal Compulsory Purchase and the relaxation of Restrictive Covenants.


  Single Joint Expert Reports

Civil Procedure Protocols often require the appointment of a Single Joint Expert to give evidence to the Court. This is carried out by Clive without favour to either party.


  Party Wall Act Notices

When acting for a Building Owner, Notices are served, Schedules of Condition carried out and Awards made. Acting for Adjoining Owners, we agree Schedules and Awards. You will need expert help and representation to negotiate an appropriate Award. Acting as an Agreed Surveyor, both parties may be represented.


  Schedules of Condition and Dilapidation

The taking of Schedules of Condition to record the actual condition of a property, in varying circumstances, including the taking of a new lease, or taking over an existing lease, or under the provisions of the Party Wall Act.
Schedules of Dilapidation are carried out either during or at the end of a lease term of both commercial and residential property.
