RICS HomeBuyer Reports
A standard form of report suitable for modern and uncomplicated houses, written in
plain English and includes comments on the condition of the property, advice if specialist reports required, a summary of repairs in the familiar traffic light system,
advice on legal issues and a valuation for both insurance and Market Value purposes.
Building Surveys
A more detailed report involving an examination of all accessible parts of a property with recommendations on further investigations and the work required to be carried out to deal with any disrepair. This is particularly suitable for older properties, modern properties where extensions and alterations have been carried out or when there are proposals to renovate or alter the building.
RICS Condition Reports
A basic form of Report suitable only for modern and straight forward houses, bungalows and
flats, written in plain English identifying areas of disrepair. The summary of repairs is in the
familiar ‘traffic light’ system. It does not include a valuation.
Valuations
Formal valuations are undertaken for re-mortgaging and loans, divorce, partner settlements, inheritance tax planning, capital gains tax, sales and acquisitions, including parts of gardens.
Leasehold Reform Act
Valuations for lease extension and freehold enfranchisement, including multiple flats in blocks. Rutland Chartered Surveyors can negotiate on your behalf or act for you and representations can be made to the Leasehold Valuation Tribunal.
Expert Witness Reports
Clive Rutland is a member of the Academy of Experts of Experts and has been granted the Advanced Award in
Expert Witness Evidence by the RICS. Clive can can provide Expert Reports for use of the High Court, County Court and Land Tribunal. He can
give evidence in respect of Home Buyer Reports, Building Surveys, Valuations, Building Disputes and in the case of the Land Tribunal
Compulsory Purchase and the relaxation of Restrictive Covenants.
Single Joint Expert Reports
Civil Procedure Protocols often require the appointment of a Single Joint Expert to give evidence to the Court. This is carried out by Clive without favour to either party.
Party Wall Act Notices
When acting for a Building Owner, Notices are served, Schedules of Condition carried out and Awards made. Acting for Adjoining Owners, we agree Schedules and Awards. You will need expert help and representation to negotiate an appropriate Award. Acting as an Agreed Surveyor, both parties may be represented.
New Build and Extension Projects
Drawings prepared for Planning Application and Building Regulation applications.
Full applications made for Planning Approval and Building Regulation Approval.
The tendering process can be managed as can the building works to provide a completed
building to wholly satisfactory standards. All contractor accounts can be dealt with if
required.
