  Building Surveys

A detailed report involving an examination of all accessible parts of a property including recommendations on further investigations, and work to be carried out to deal with disrepair. This will provide an incoming owner or lessee with a detailed appraisal of the condition and the requirement to carry out repair now or in the future. The report highlights the full cost of occupation and enables you to make an informed decision.


  Lease Renewals and Rent Reviews

The valuation of a commercial property for a Rent Review during the term of the lease and on Lease Renewal at the end of the lease, including the provision of evidence, if required, for the County Court.


  Rating Appeals

The undertaking of valuations and Appeals on property and appearance at the Rating Tribunal or Land Tribunal on Appeal. This service often enables our clients to cut their costs considerably.
Experience in the Valuation Office enables balanced advice to be given.


  Valuations

Formal valuations are undertaken for re-mortgaging, financing, matrimonial and family purposes, Capital Gains Tax, Inheritance Tax, Sales and Acquisitions, including surplus or additional lands and buildings.


  Expert Witness Reports

Clive Rutland is a member of the Academy of Experts and can provide Expert Reports for use of the High Court, County Court and Land Tribunal. Clive can give evidence in respect of Building Surveys, Valuations, Building Disputes and in the case of the Land Tribunal Compulsory Purchase and the relaxation of Restrictive Covenants.


  Single Joint Expert Reports

Civil Procedure Protocols often require the appointment of a Single Joint Expert to give evidence to the Court. This is carried out by Clive without favour to either party.


  Party Wall Act Notices

When acting for a Building Owner, Notices are served, Schedules of Condition carried out and Awards made. Acting for Adjoining Owners, we agree Schedules and Awards. You will need expert help and representation to negotiate an appropriate Award. Acting as an Agreed Surveyor, both parties may be represented.


  Schedules of Condition and Dilapidation

The taking of Schedules of Condition to record the actual condition of a property, in varying circumstances including the taking of a new lease, or taking over an existing lease, at the end of a lease or under the provisions of the Party Wall Act.
Schedules of Dilapidation are carried out either during or at the end of a lease term.
